How to invest correctly.

To understand how savings can be made, we have to take a look at the traditional new build procedures. 

Most new build projects are multi build projects with the building land being acquired though land banks agencies run by investors, therefor premiums apply. 

Financing needs to be sourced to cover the building program, so premiums apply again.  A developer is required who will be working to a percentage set against the project and will subcontract the work out to individual trades.  Promoters are required for marketing, so premiums apply.  If the property is a resale, the vendor will be looking for return around 20%.  Finally agents are contracted to undertake the selling with fees up to 10%.  All this loading adds up to a large percentage loading on the project.

Firstly.  Our villas are state of the art eco friendly modular designs constructed in a Spanish factory to precise measurement and formation.  On completion of manufacture we dismantle, ship to site and erect with each section slotting together perfectly, complete with wiring and plumbing runs pre installed.  The whole process take around six months, a saving of at least eighteen months for a traditional build.  Further more, because our villas are factory built, the process is fully controllable, so no financial or delivery shocks.

Your first step.  We must meet.  As we undertake projects throughout Spain, this we will undertake locally to your area of interest and maybe view building plot opportunities.  At the meeting we can discuss region of interest, villa size and style, budget and timescale.  From this information we can present a written overview of the proposed project including floor plans and costings.

Step two.  This will be the purchase of the building plot which you will transact though your lawyer, We will also provide a manufacture and build procedure contact with costs, so your lawyer can see everything is correct and to order.

Step three.  Entering the manufacturing and build contract and payment of deposits as set out in procedure contract.

Step four.  Handing over the keys.
